How to Find Your Property Line in Mecklenburg County

How to locate your lot lines before building, and why the old fence isn't proof.

How to Find Your Property Line in Mecklenburg County in Charlotte, NC
Short answer

The reliable way to find your property line in Mecklenburg County is a survey by a North Carolina licensed land surveyor. Before that, check your recorded plat and deed, look for iron property pins at lot corners, and view your parcel on the county's Polaris GIS map. Polaris and old fences are helpful clues but not precise enough to build on when you're close to the line.

Step by step

  1. Find your plat. Recorded plats show lot dimensions and are available through the Mecklenburg County Register of Deeds.
  2. Read your deed. It references the plat and any easements.
  3. Look for pins. Iron rods or pipes at lot corners, often buried a few inches. A metal detector helps.
  4. Check Polaris. See Reading Polaris GIS for fences.
  5. Hire a surveyor to stake the line when it matters. See When to get a survey.

Why the old fence isn’t proof

Many older Charlotte fences were built by eye, by previous owners, or around obstacles. We often find them inches to feet off the line.

What we do

We look for pins and compare them with the plat. If anything doesn’t add up, we recommend a survey before installing. We can lay out the fence from surveyor stakes.

Questions Charlotte homeowners ask

Can I build right on the property line?

You can if you’re certain where it is and have your neighbor’s agreement, but most homeowners keep the fence a few inches inside their own line to avoid disputes.

How much does a survey cost?

It depends on the lot and records. Ask local surveyors for a boundary or stake-out quote.
